These facilities are generally conditioned with packed rooftop units or split systems, with a general exhaust for restrooms and a separate exhaust for warehouse areas. Units are zoned by exterior exposure and activity to maximize occupant comfort and energy efficiency. Loading dock and warehouse areas are provided with infrared heaters and spot cooling where required. In some cases, the HVAC will require modifications to operate in a hazardous environment.

Lighting is generally all LED, lay-in type in office and meeting areas, and high bay type in production or warehouse areas. Exterior wall packs and area pole lighting are used for security. Provisions are made for security access doors and cameras, along with data receptacles in office and other areas. Connections are provided for owner furnished production equipment, such as air compressors, cranes, etc.

Public restrooms are provided, with low-volume storage water heater and circulation pump. Gas piping system is generally provided to serve the warehouse and production area heating systems. Compressed air piping is often provided for
production areas. Dust collection or hazardous exhaust systems are utilized where needed for health and safety. 2
