Capco Engineering provides MEP design for tenant and lease shell spaces, ensuring that new or renovated commercial properties meet the needs of future tenants. With our extensive experience in both new construction and retrofit projects, Capco ensures your building’s MEP systems are built to support tenant customization while adhering to local codes and regulations. Based in Fredericksburg, TX, our team offers nationwide expertise for a wide range of commercial real estate projects.
These facilities are unconditioned, but provisions are made for the installation of HVAC systems by future tenants. Where common areas are finished, HVAC units will be provided to condition them alone.
Lighting is generally all LED, strip type, with minimal coverage for leasing purposes, and finished lighting to be installed by future tenants. Exterior wall packs and area pole lighting are used for security and fed from the common area electrical service. A timer is provided for control of all outdoor lighting and signage. A bussed gutter with pre-positioned conduits is installed to allow all future tenants to install electrical services for each suite.
Sanitary drain piping is positioned and installed with floor leave-outs to allow for future tenants to make connections as required. Each suite is provided with a 1″ capped off cold water valve to connect to tenant furnished plumbing systems. Sanitary vent connections are also provided for each suite. When required, gas service header is provided with connection points for all future tenants.
