Designing MEP systems for office environments requires careful planning and coordination. From selecting efficient HVAC systems for year-round comfort to ensuring smart electrical layouts and reliable plumbing, every element plays a role in creating a productive and comfortable workspace. Seamless integration across all disciplines is essential to support both functionality and long-term performance.

These stand-alone buildings or tenant lease suites are generally conditioned with packed rooftop units or split systems, with a general exhaust fan for restrooms and other storage. Units are zoned by exterior exposure and occupant usage to maximize comfort and energy efficiency. Ductwork is designed for quiet operation. Ductless split systems are used for large server rooms or other areas with high loads.

Lighting is generally all LED, lay-in or recessed type with exterior sconces and wall packs for security. Parking lot lighting is generally 25′ poles with LED fixtures on photocell control. Decorative pendants are used in lobbies and atrium areas for aesthetics.

Public and private restrooms are generally provided, with low-volume storage water heater and circulation pump. Flush tank toilets are used to reduce water consumption and pipe sizing. Break room kitchens generally include refrigerator, sink and microwave, and ice maker.

Owner furnished equipment like large copy machines or computer servers are provided with the required connections.

Provisions are made for data cable, workstation receptacles, and USB charging outlets.

  • High efficiency, LED lighting and controls
  • ‘Dark Sky’ rated exterior LED lighting
  • Office data boxes and cable trays
  • Security camera and door connections
  • High efficiency HVAC systems
  • Better IAQ from air balancing and filtration
  • HVAC zoning for improved comfort and savings
  • Quality restroom fixtures and accessories
  • Electric and plumbing utility connections

FAQs FOR OFFICE MEP DESIGN

What makes MEP design for office buildings unique?

Office buildings require MEP systems that support comfort, flexibility, and energy efficiency. They often include open-plan layouts, conference rooms, private offices, and break areas—all with varying heating, cooling, lighting, and plumbing needs. A well-designed system ensures optimal performance and occupant satisfaction.

How does MEP design impact employee comfort and productivity?

Proper HVAC design maintains comfortable indoor temperatures and air quality, while smart lighting solutions reduce eye strain and improve mood. Quiet mechanical systems and reliable plumbing all contribute to a better working environment, which can positively impact productivity and morale.

Can MEP systems in offices be designed for future flexibility?

Yes. Professional office MEP design can include features like modular HVAC systems, adaptable lighting layouts, and scalable power infrastructure, allowing the space to evolve as your company grows or changes its layout.

Are energy efficiency and sustainability considered in office MEP design?

Absolutely. Energy-efficient lighting, HVAC systems with smart controls, occupancy sensors, and low-flow plumbing fixtures are commonly integrated into office projects to reduce energy use and meet sustainability goals, including LEED certification when desired.

How long does it take to complete MEP design for an office project?

Timelines vary based on the size and complexity of the office space, but a typical MEP design phase can range from a few weeks to a few months. Early coordination with the architectural team helps streamline the process.

Do you provide MEP design for tenant improvement (TI) and office build-outs?

Yes. We specialize in both new office construction and tenant improvement projects. Whether you’re retrofitting a space for a new tenant or upgrading systems in an existing building, we tailor the MEP design to your specific needs and budget.
